Job Description Summary

This position performs skilled duties in the maintenance and repair of campus buildings.

Major Duties

• Manages and troubleshoots the computerized maintenance management program
• Maintains campus utilities
• Troubleshoots and general repair’s mechanical systems
• Repairs and maintains building HVAC, electrical and plumbing systems
• Performs roof repair, building and room remodeling, and other carpentry duties
• Completes work orders and associated paperwork
• Inspects and tests fire alarm panels, emergency lighting systems, fire extinguishers, and other life safety systems
• Repairs, opens, and replaces locks
• Paints building interiors and exteriors
• Responds to after-hours emergencies/on calls
• Moves office furniture and hangs pictures
• Constructed offices/storage spaces
• Performs other duties as assigned

Knowledge Required by the Position

• Knowledge of building maintenance principles and practices.
• Knowledge of the installation, repair and maintenance of HVAC, electrical, and plumbing systems.
• Skill in the repair and maintenance of building systems.
• Skill in the analysis of problems and the development and implementation of solutions.
• Skill in oral and written communication.

Supervisory Controls

The Plant Operations Director assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.

Guidelines

Guidelines include building, ADA, and life safety codes; OSHA regulations; the National Electric Code; and National Fire Protection Association standards. These guidelines are generally clear and specific, but may require some interpretation in application.

Complexity/Scope of Work

• The work consists of related skilled maintenance duties. The variety of systems to be maintained contributes to the complexity of the position.
• The purpose of this position is to participate in the maintenance of college buildings. Success in this position contributes to a safe, well maintained, attractive and efficient campus environment.

Contacts

• Contacts are typically with co-workers, other college personnel, students, contractors, vendors, and members of the general public.
• Contacts are typically to provide services, to give or exchange information, or to resolve problems.

Physical Demands

• The work is typically performed while intermittently sitting, standing, stooping, bending or crouching. The employee occasionally lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.
• The work is typically performed in an office, stockroom, warehouse and outdoors, occasionally in cold or inclement weather. The employee may be exposed to dust, dirt, grease, noise, and machinery with moving parts.

Supervisory and Management Responsibility

None.

Minimum Qualifications

• Must have a high school diploma or G.E.D.
• Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for five years.
• Possession of or ability to readily obtain a valid driver’s license issued by the State of Georgia for the type of vehicle or equipment operated.

Preferred Qualifications

Completion of a technical certificate or degree program in general building maintenance or construction, HVAC maintenance, electrical or plumbing maintenance
